Retail Shopping Center Parking Lot Restoration and Repaving

🔧 The Challenge

A retail shopping center with 15 tenants and 450 parking spaces had severely deteriorated pavement with widespread cracking, potholes, and drainage problems. The owner needed to repave without closing storefronts, and the project had to be completed before the holiday shopping season.

💡 Our Solution

Auxi developed a phased construction plan that divided the parking lot into 6 sections. Each section was closed, milled, repaved, striped, and reopened before the next section began. Temporary parking and pedestrian pathways were established. Work was performed overnight to minimize disruption. Drainage was redesigned and catch basins replaced to prevent future water damage.

✅ The Outcome

All 450 parking spaces were repaved in 5 weeks, 3 weeks ahead of the holiday deadline. No tenant reported lost revenue. The new drainage system eliminated standing water issues. The lot's lifespan was extended 15+ years. Cost was 12 percent under budget due to efficient phasing.
