Retail Center Parking Lot and Exterior Maintenance Program

🔧 The Challenge

A retail strip center was experiencing deteriorating parking lot conditions with multiple potholes, faded striping, and poor drainage causing standing water. The property had received two slip-and-fall liability claims in the past year related to parking lot trip hazards. Tenant complaints about exterior appearance and safety were increasing, and two tenants had mentioned not renewing leases due to property condition concerns.

Auxi conducted a full exterior assessment and developed a phased improvement plan. Phase 1 addressed immediate safety hazards: pothole repair, trip hazard grinding, and drainage correction. Phase 2 included full parking lot sealcoating and restriping. Phase 3 implemented an ongoing maintenance program with monthly inspections, quarterly parking lot sweeping, semi-annual exterior cleaning, and annual sealcoating. All work was scheduled during non-business hours to avoid disrupting tenant operations.

✅ The Outcome

All immediate safety hazards were corrected within 2 weeks. Parking lot sealcoating and restriping improved the property's appearance dramatically. Both tenants who had considered leaving renewed their leases. Zero slip-and-fall claims were filed in the 12 months following the improvements. The ongoing maintenance program has prevented any recurrence of the deterioration that led to the initial problems. Property valuation increased by an estimated 8 percent due to improved exterior condition.
