HUD NSPIRE Inspection Preparation for 280-Unit Public Housing

🔧 The Challenge

A public housing authority received notice of an upcoming NSPIRE (National Standards for the Physical Inspection of Real Estate) inspection at a 280-unit community that had not been inspected in 3 years. A pre-inspection audit identified deficiencies in 180 units including damaged smoke detectors, cracked outlets, missing handrails, peeling paint, and inoperable windows. The authority needed all deficiencies corrected within 60 days or risk federal funding penalties.

💡 Our Solution

Auxi deployed 6 crews simultaneously to address deficiencies unit by unit. A tracking system was implemented to log each unit's status. Priority was given to health and safety items (smoke detectors, electrical hazards, handrails) followed by interior defects (paint, drywall, windows). Common areas were addressed in parallel. All work was documented with before and after photos for inspection records.

✅ The Outcome

All 180 units with deficiencies were corrected within 52 days. The community passed its NSPIRE inspection with a score of 92 out of 100. No health and safety deficiencies were found during inspection. The housing authority avoided federal funding penalties and received commendation from HUD for the quality of remediation work.
