Hotel Guest Room Refresh and Common Area Renovation

🔧 The Challenge

A boutique hotel needed to refresh 150 guest rooms and renovate its lobby and common areas to remain competitive in a growing market. The property could not close for renovation and needed to maintain at least 80 percent occupancy throughout the project. The owner needed a single point of contact to coordinate multiple trades including paint, flooring, fixtures, furniture installation, and common area finishes.

Auxi developed a phased renovation plan that refreshed 15 rooms at a time, working in 5-day cycles. A dedicated project coordinator managed scheduling of paint, flooring, fixture installation, and furniture delivery to minimize room downtime. The lobby renovation was scheduled during the hotel's lowest occupancy period. All work was performed during daytime hours with noise control measures and dust containment. Daily progress photos were shared with hotel management.

All 150 guest rooms were refreshed over 10 weeks with average room downtime of just 4 days per room. The hotel maintained 82 percent occupancy throughout the renovation. Guest satisfaction scores increased from 4.1 to 4.7 out of 5 after the refresh. The renovated lobby and common areas received positive reviews on travel sites, contributing to a 15 percent increase in direct bookings.
